Replacing a water heater
Water heaters usually fail at an inconvenient moment, but a quick comparison of quotes still pays off.
What to know
- Age and lifespan
- Many tank water heaters last around 8 to 12 years. The age is usually on the label.
- Tank or tankless
- Tankless units cost more to install but can save energy and space. Venting, gas line size and electrical capacity affect the price.
- Code items
- Permits are commonly required. Local codes may require items such as an expansion tank, seismic straps or updated venting.
- What's included
- Haul-away of the old unit, new connectors and valves, and permit fees should be listed.
Questions to ask the contractor
- What size and model do you recommend, and why?
- Are permit, haul-away and code upgrades included?
- What is the warranty on the tank and on your labor?
