Getting (and comparing) three quotes

Prices for the same home job can vary widely between contractors. Three written quotes for the same work is the simplest way to see what a fair price looks like where you live.

What to know

Write the scope first
Before you call anyone, write down what you want done in a few sentences: the problem, the result you want, and anything you already know (sizes, materials, access). Give every contractor the same description.
Get it in writing
A written quote should list the work, materials, who pulls permits, timeline, price and payment schedule. Verbal estimates are hard to hold anyone to.
Compare line by line
The cheapest total often leaves things out: haul-away, permits, cleanup, or brand and grade of materials. Put the quotes side by side and look for what each one includes.
Price is one factor
Warranty length, license and insurance, availability and how clearly the contractor explained the job all matter.
Ask for a revised quote
If two contractors include something the third left out, ask the third to add it so you are comparing the same job.

Questions to ask the contractor

  • Is this a fixed price, or an estimate that can change? What would change it?
  • What exactly is included, and what is not?
  • Who will do the work: your own crew or subcontractors?
